New Garage Door Installation
Maybe you backed into your garage door or a tradesman or delivery driver just wasn't paying attention or maybe you recently purchased an older home as a "fixer-upper" and the overhead garage door panels, tracks, rollers and motor have just gotten worn out over the years. On the other hand, maybe you're planning to sell your house and your realtor has told you that a new garage door could really raise its "curb-appeal" for prospective buyers. In any case, sometimes it just makes good sense to replace what's already in place and install a whole new garage door.
More often than you'd expect, people really do destroy their overhead doors while entering or leaving the garage. The damage may not amount to a total loss, but if the needed repairs exceed the cost of replacing a couple of panels and the garage door system was put in more than a couple of decades back, a good argument can be made for having a whole new one installed, including panels, motor and running-gear.
In Auburn, like most of California, the ground shifts and houses settle over time. When that happens, the tracks in an overhead door can shift out of alignment. Rollers wear down, hinges get packed with dirt and grease, which puts extreme pressure on the bolts that hold them in place. The life expectancy of an overhead door motor is usually about 10-15 years. At some point, it just wears out. The torsion springs that lift and lower your garage door panels are under major stress every time the door cycles open or closed. That creates a condition called "metal fatigue" which weakens the steel, making it brittle and that can cause one of the springs to snap. Door panels take a beating, not just from the sun and weather, but from all the things (baseballs, basketballs and car bumpers) that bump into them. If most of your overhead door's parts are in need of replacement (or nearing that point), replacing everything at once is a whole lot cheaper than replacing things individually when the break. Service calls can add up and become costly and you can save big money by not waiting for the next item to fail and then calling for a repairman to come out again.
